(a) Tentative Subdivision Map Requirements. Tentative subdivision maps provide a means for obtaining review and approval of proposed land divisions. Tentative subdivision maps shall be prepared and approved in accordance with the Subdivision Map Act, California Government Code § 66410 et seq. and the provisions of this title. A tentative subdivision map shall be required for all subdivision, reconfiguration, and consolidation of real property for which a parcel map or final map is required. The following information must be included on the tentative subdivision map:

(1) Names and addresses of subdivider and engineering/surveying firm preparing the map;

(2) Location by section, township, range and by legal description;

(3) Name of town or village, if any;

(4) Name of county;

(5) Graphic scale not less than one inch to 100 feet;

(6) North arrow;

(7) Date of map preparation;

(8) Surveyed boundary line of subdivision;

(9) Acreage and dimensions of each lot;

(10) Location, right-of-way width, and names of existing or platted roads, or other public lands, permanent buildings and structures, easements, and section and congressional reservation boundary lines within the map;

(11) Boundary lines of adjoining unsubdivided or subdivided land, within 150 feet, identified by name and ownership, including all contiguous land owned and controlled by the subdivider;

(12) Accurate locations and descriptions of all monument markers and control points;

(13) Approximate radii of all curves and lengths of all tangents;

(14) A vicinity map of the subdivision site including areas within a one-mile radius of the proposed subdivision;

(15) Each lot shall show the site where an on-site water and septic system shall be located or is currently located for existing dwellings, or the applicant shall provide a will-serve letter for each lot from the applicable utility. This site shall be shown to be acceptable by soil borings and or other data acceptable to the Tribe and county the parcel is within, that shows each lot does have a site that can be used for an on-site septic system including the placement of leach fields and reserve leach fields;

(16) Layout of proposed streets showing right-of-way widths, centerline gradients, and names of roads;

(17) Layout, numbers, and dimensions of lots;

(18) Building setback lines;

(19) A water feasibility study shall be required to determine if water is readily available. Indicate the type of water supply system and proposed locations for all wells, private, or public community water systems. A will-serve letter may be required from the applicable water utility and identification of legal access to water rights from the legal owner;

(20) Utility easements;

(21) A Tribal Historic Preservation Office concurrence letter, if required by the Yurok Tribe;

(22) Any other areas intended for public use;

(b) Final and Parcel Map Requirements. Surveying requirements of the final map or parcel map shall be under the regulation of the Tribe or the Tribe’s contracting engineering firm.

The parcel map or final map will have incorporated all changes and modifications required and in all other respects conform to the approved tentative subdivision map required for the granting of approval.

The following items must be included on the final map or parcel map:

(1) The parcel map or final map must be prepared by a land surveyor who is registered with the state of California and shall comply with the provisions of this title;

(2) The parcel map or final map may be on several sheets provided they are numbered and a vicinity map is provided on a sheet showing the entire subdivision area;

(3) Certificate of ownership (owner’s statement);

(4) Notary acknowledgment;

(5) Tribe’s Planning Director’s statement;

(6) Tribal Chairperson certificate;

(7) Surveyor’s statement;

(8) County Tax Collector’s certificate;

(9) County recorder’s statement;

(10) The map must meet the standard format of 18-inch height by 26-inch width, printed on Mylar, with a one-inch neatline. [Ord. 43 § 3116, adopted, 6/10/2015.]
